Navarre Flatwoods Lots Cleared for the Build That Is Coming

Land clearing in Navarre starts with sand, slash pine and palmetto. Almost every parcel here began that way, and plenty still are: wooded lots waiting on builders, back acreage gone to thicket, new places whose land came bigger than the owner's equipment. Clearview Contracting Solutions clears Navarre lots and acreage to what the plan needs, from a clean building footprint to open, mowable ground.

The method follows the goal. Where a house, shop or drive is going in, the footprint gets cleared and grubbed, roots out, so nothing rots under the pad. Where the goal is usable land, the growth is mulched in place and the pines you flag stay standing. Both run off the same equipment: skid steers with mulcher heads, root grapples and mini excavators. The full service is on our land clearing service page.

Flatwoods lots into homesites

Navarre's signature parcel is the flatwoods lot: sandy ground, tall slash pines worth keeping, and a palmetto and gallberry understory that makes the land unwalkable. The understory grinds into ground cover, the pines you want stay, and the lot goes from thicket to open in a day or two.

When a build is coming we take the footprint further. Trees come down and out, roots get grappled up, and the pad area is left clean to the plan. Rough grade gets set to drain, which matters on flatwoods ground that already sits close to wet in a rainy summer. The rest of the lot stays mulched and natural, so the finished house sits in trees.

Up Highway 87 and out East Bay

Navarre has spent two decades turning pine woods into neighborhoods, and the frontier is still moving. It runs up Highway 87, out East Bay Boulevard, and back into the flatwoods toward Holley. Lots along those corridors come to us at every stage: bought and unseen, surveyed and waiting, or half cleared by a previous owner and grown back.

Off the main corridors there is still real acreage. Tracts toward Holley and East Bay where owners want back land opened, trails cut, and a maintained break where the flatwoods run up to structures. We clear the whole tract or the part you use, and we can keep it open afterward with scheduled brush hogging.

Stumps, drainage and the rest of the job

A cleared Navarre lot is rarely finished at ground level. Stumps left behind get ground below grade before grass or a fence goes in. Where the drive meets the road, a gravel drive and culvert keep the entrance solid through the wet months. All of it runs off one estimate.

Navarre ZIP code 32566 covers the sound side and Navarre Beach alike, and we work both. Tight access and established neighbors are normal conditions for our machines. Jobs on the Milton and Pace side of Santa Rosa County run the same way; see clearing land in Pace for that end of the county.

What does it cost to clear a wooded lot in Navarre?
Most Navarre lots clear in a day or two, which keeps the cost sensible. Palmetto density, the number of keeper trees, and whether the footprint needs roots out all move the number. We quote from seeing the actual lot, and the estimate is free.
Can you leave the big pines and clear only the underbrush?
Yes, and that is the standard Navarre job. Selective clearing drops the palmetto, gallberry and scrub while every flagged pine and oak stays. The lot ends up shaded and walkable instead of scraped bare.
Do you clear the building footprint differently from the rest of the lot?
Yes. Under a slab or shop pad the roots and stumps come out and the ground gets rough graded to drain. Away from the footprint the growth is mulched in place. You get a clean pad and a natural lot from one job.
Do I need a permit to clear land in Navarre?
Often, yes. Santa Rosa County requires approval for most land clearing unless an exemption applies, and burning debris always needs a Florida Forest Service authorization. Mulching in place avoids the burn question. Confirm with the county development office before machines arrive, and our Florida permit guide on the blog covers the county rules.
Do you work out on Navarre Beach?
Yes. We work throughout the Navarre area, sound side and beach side, for lot clearing, stumps and storm cleanup. Call (850) 910-2447 with the address and we will set up a free look.
