Crestview ground is not the sugar sand of the coast. Downtown sits around 230 feet above sea level on the Citronelle Formation. That is an orange clayey sand with beds and lenses of clay and gravel running through it. That mix holds water where the clay runs and drains fast where it does not. The clay is the thing to respect. Where a clay lens sits near the surface, water perches on it after a storm and the lot stays soft for days. Where the sand runs clean, the same rain is gone in an hour. Site prep here starts with reading which one you have, then cutting the fall so the wet corner drains instead of the pad. Okaloosa County wants erosion controls in place before any clearing or grading starts, so silt fence goes in before the first bucket of dirt moves.
A pad on this ground follows the same code as everywhere in Florida. Roots and stumps come out within a foot of the foundation line. Footings go on undisturbed soil or engineered fill. Fill under a slab stays clean of vegetation. We grub the footprint, place fill in lifts and shape the pad to rough grade. Crestview's growth runs out along its corridors: Interstate 10, Highway 90 through town as James Lee Boulevard, and Highway 85 north and south as Ferdon Boulevard. New homesites get cut out of pine woods on every side of the city. They run through the 32536 and 32539 ZIP codes and north toward Baker, Milligan, Holt and Laurel Hill. Most start as a wooded parcel with a survey stake and a plan.
The sequence is the same on each one. The lot gets cleared and grubbed, which is the work on our Crestview land clearing page. Then the dirt work. The pad gets shaped and trenches get cut for the lines. A culvert and drive go in where the parcel meets the county road. The rest of the ground gets set to drain. Old stumps inside the footprint get ground below grade before fill goes down.
Okaloosa County's clearing permit applies to parcels without a development plan, and single-family detached lots are exempt from the county's tree chapter. Inside the Crestview city limits the city has its own code, so confirm which office you answer to before machines arrive. Septic ground has its own rules under Chapter 62-6: drainfield fill free of roots, settled six months or compacted, and nothing driving over it afterward.
